  • Where is Playa del Carmen?   Playa del Carmen is approximately 45 minutes south of Cancun on the Yucatan Peninsula, Mexico. One of the largest barrier reefs is located just off the shore. Playa del Carmen is known for its white sand beaches, warm turquoise waters and Mayan ruins.
  • Is Playa del Carmen safe? Playa del Carmen is extremely safe. You find more crime in a major metropolitan US city then you do in this tranquil oasis. Most of the crime and violence in the country happens at the Mexico/US border, over 2,500 miles away from here. You are probably much closer to the violence than we are
  • When is the rainy season? June through November, usually consisting of short, afternoon showers.There is a risk of tropical storms/hurricanes during these months.
  • Are most vacation homes located on the beach? Most homes are located 1 to 4 short blocks to the beach.Only a few beachfront homes are available for vacation rental.
  • Does Playa del Carmen have a good selection of restaurants? 100's of restaurants are located in about an 200 square block area offering about 15 different cuisines ranging from real Mexican to Thai.A lot of restaurants offer sidewalk dining along Playa’s famed pedestrian-only Fifth Avenue.
  • What if we do not speak Spanish? Don’t worry about it. Most natives in the travel industry speak English and other languages.If you get to an area where people do not speak English, well that’s just part of the fun. The locals are friendly and helpful.
  • Should we exchange dollars for pesos? We recommend that you exchange dollars for pesos in town. It is much easier to look at a price in pesos and pay in pesos than trying to do the mental exchange calculations on the spot. There are plenty of exchange windows. Some of the tourist attractions only take pesos.
  • When is the best time to visit?  This depends on what you are looking for on a vacation. In short the Winter and Spring months are the most popular because the weather is simply perfect. The downside being that the price of your vacation rental and everything else is significantly more expensive ~ Supply & Demand! On the other hand, if your looking to save money and come visit during the slower months, come anytime after Easter. The prices are much lower and town is much quieter; downside being that it's HOT and HUMID during the summer months. If you want the best of both, I recommend visiting in October, November or December before the Holiday season; the weather is cooler and the crowds are much quieter!
  • Do I need to book from weekend to weekend? You may choose to start your vacation any day of the week.
  • Is there a minimum number of nights I must stay? Yes, there is a minimum night stay required - usually it's a three night minimum stay - but it varies according to the seasons. Please read the details for the individual rental unit pages.
  • How much do I need to deposit and when? We ask for 50% of the rental price to reserve your rental unit, then the other 50% should be paid one month prior to your arrival. If you are arriving in less than 30 days at the time of making the reservation, we require the full payment of the rental unit price. Please read our vacation rental policy for more details.
  • What are your office hours?
    Monday to Friday from 8 am – 7 pm
    Saturday and Sunday from 10 am to 2 pm
  • How old must I be to rent one for the vacation rental units? You must be over 18 years old.
  • When will I get my booking confirmation? If you book online, you should wait  for our confirmation after receiving your payment If you choose to wire your money, then we will send you an email confirmation as soon as we see your payment reflected in our bank account. 
  • Why rent a condo or villa when there are many all inclusive hotel options? Most who stay at an all inclusive hotel rarely leave the complex other than to maybe take a stroll down our pedestrian boulevard, 5th Avenue. Guests at all inclusives feed on stale buffets and watered down Margaritas. A rental of a condo or villa offers you the opportunity to interact with the local culture, try the local restaurants, to really get a feel of the magic of Playa del Carmen, Renting a Playa del Carmen condo or villa gives you the opportunity and flexibility to explore Playa del Carmen on your own time and to give you a better sense of the local customs and culture. When you are not recluded in a hotel everything is close to downtown and you can enjoy the beach and  other tours and attractions. You cant compare, These are two totally different vacations
  • How can I cancel my reservation? Sending us an email to cancel the reservation. Reservations canceled 61 days or more prior to arrival date are refundable with a USD 500 cancellation fee. Reservations cancelled 60days or fewer are non-refundable. Holidays reservations are non-refundable.
